The price will range from $1.50 per square foot of living space to about $4.00 per foot. Houses that need minimal prep work like priming, stucco cracks, and masking will tend to be on the lower side, while homes that need more prep work will be on the higher side. Other factors that can make a huge difference in price include how many years ago the house was last painted (the longer time between painting usually means more prep work is needed). Also, how many different colors of paint can have a big impact on total price (because it takes longer to apply 5 colors than 2 colors). Another variation to consider is the grade of paint and the amount of paint used — paint comes in good, better, and best grades, and the price increases with the quality.
How often you repaint the exterior of your house is often a choice the HOA makes for you. But if you change the question to "How long should paint last on the exterior of my house?" — the answer would depend on what quality of paint is used and what colors are used. Darker colors will fade much faster than lighter colors. Expect to repaint every 8 to 10 years.
Dunn Edwards Evershield or Sherwin Williams Duration — both are great choices for a heat and UV resistant paint to use on the exterior of your home.
There are almost no perfect weather conditions for exterior painting. Most established companies paint year round.
Yes, HOAs have pre-approved colors that must be used. We are more than glad to help determine your existing colors and what is allowed by your HOA. When changing colors it's a good idea to have some samples painted on the house — that way you can get a better sense of what the finished job will look like. Paint is deteriorated faster in Arizona than other states because of the high heat and the low humidity. Another reason I see frequently is very low quality work — where the last painter failed to power wash properly, didn't use enough paint, and probably diluted the paint that was applied.
Most houses take 2–3 days. We can paint smaller homes in 1 day if we are trying to meet a time frame. Larger homes in Carefree or Cave Creek can take up to a week to complete.
Yes, we can fix cracks in stucco. Sometimes we even full-body prime the entire house if there are a lot of cracks. It mostly depends on your budget.
The best colors are desert-friendly colors like you see in nature.
